The Lakes at Centerra Master Homeowners Association, Inc.

Achieving our shared vision for The Lakes is facilitated by a Colorado nonprofit organization, known as The Lakes at Centerra Master Homeowners Association, Inc. (or LMHA, for short). LMHA works in partnership with residents to provide dynamic leadership for The Lakes community by cultivating a rich variety of activities and programs and by preserving special community landscapes and neighborhood settings.

Governed by a board of directors, the LMHA’s responsibility is to implement and enforce the terms set forth in the Community CC&Rs. The CC&Rs for The Lakes has been drafted in accordance with Colorado regulations regarding the establishment of planned communities and nonprofit organizations.

The Lakes at Centerra Metropolitan District

The Lakes is located within The Lakes at Centerra Metropolitan District, which was created in 2007.

Metropolitan districts are governmental entities and political subdivisions of the state of Colorado, designed to serve as perpetual quasi-municipal corporations, each operating with an elected five-person board of directors.

The primary purpose of the district is to finance public infrastructure required by the development and to provide an ongoing governmental structure for the operation and maintenance of district improvements and facilities.

Homeowners in The Lakes at Centerra Metropolitan District will benefit from the construction, maintenance, repair and replacement of the open space areas, natural areas, parks, landscaping, detention ponds and other public infrastructure in the neighborhood. These improvements and maintenance expenses are paid through homeowners property taxes collected through Larimer County in the form of a Mill Levy.

The district’s Board of Directors typically meets every month. The posting location for meeting notices is at the corner of Boyd Lake Avenue and Pristine Lake, Lost Creek and Pine Lake Drive. Contact Pinnacle Consulting Group (970-669-3611 ext. 133) for the date/time of the next board meeting.

Benefited Neighborhoods

Homeowners who live in the Wonderland Luxury Patio Homes enjoy benefited services for front yard landscaping and snow removal of driveways and sidewalks, which are coordinated through LMHA. Please refer to the 1st Supplemental Declaration for specific details and maintenance assessments related to this neighborhood.

Subassociations

Boulder Creek EasyHouse, YourHouse, and Wee Cottages

Homeowners who live in the Boulder Creek Townhomes, Wee Cottages and Patio Homes have a subassociation that is responsible for exterior maintenance of the buildings, landscape maintenance of the front yards and common areas, snow removal on driveways, sidewalks, and walkways to the front door and common areas. Please refer to your subassociation’s governing documents for specific details and additional assessments related to these neighborhoods.

The Boulder Creek sub-association is managed through MSI, with Betty Sutton (970-663-9686) serving as the community manager.

Landmark Homes The Towns

Homeowners who live in the Landmark Homes The Towns (townhomes) have a subassociation that is responsible for exterior maintenance of the buildings, landscape maintenance of the front yards and common areas, snow removal on driveways, sidewalks, and walkways to the front door and common areas. Please refer to your subassociation’s governing documents for specific details and additional assessments related to these neighborhoods.

The Landmark Homes sub-association is managed through Vintage Corp, with Blakelee Waters (970-353-3000) serving as the community manager.
